o Saved my clients $299,000 with a combination of skillful price negotiation and a referral to the perfect mortgage consultant for them.

o Wrote successful $35,000 argument to raise sale price using knowledge of home, builder & neighborhood.  

o Personally picked out excellent parking space for downtown condo client after sales office failed to notify of availability. Same client able to purchase a high floor unit on second day on market because I attended a Friday night opening. Combined parking space and condo price increased $18,000 after client signing but before closing.

o Final sale price of a recent listing: $1,125,000.  Negotiated client savings on new purchase of $27,000.

o Advised purchase client that a discounted home was a good option. Four months later, client relocated. I sold same home, in identical condition, for a net gain to seller of $21,000 (after commission).

o Negotiated $40,000 over asking price for seller. After paying my commission, seller netted $19,300 more than he would have without my marketing. 

o Held sellers back from spending $6,000 too quickly on an inspector’s declaration that the home needed significant roof repairs. Simultaneously negotiated a builder’s letter stating warranty responsibility for roof issues. Builders rarely issue letters. In addition, made the same sellers $11,000 additional profit! 

o I win the home of my buyers’ choice in 2/3 of all competitive situations, prevailing over an average of 3 other offers! That means that I am also an expert in evaluating offers for a seller’s best advantage. 

o Negotiated $15,000 in price reduction for buyer after mutual acceptance because of non-code inspection items after working with buyers for 6 months to find the perfect home.

 o After analyzing available mortgage offerings, I was able to help first-time homebuyers purchase a brand new home for only $500 cash out of pocket.
